Real-estate words, in plain English.

The terms you'll actually hear when buying in Sun City Center. defined the way Dewey and Travis would explain them.

55+ Community
A community where at least 80% of homes must have one resident age 55+. Sun City Center qualifies under HOPA.
Bond / CDD
A community development district fee paid annually as part of property taxes. Common in newer Florida master-planned communities.
Bundled Fees
A single monthly fee covering exterior maintenance, amenities, and often cable. Common in Kings Point.
CDD
Community Development District. a special-purpose district that finances infrastructure via tax bills.
Co-op
A form of ownership where residents own shares in a corporation that owns the property. Some Kings Point units are co-ops.
DOM
Days on Market. how long a listing has been active. SCC averages vary by season.
DTI
Debt-to-Income ratio. Most lenders cap at 43 to 50% depending on program.
Escrow
A neutral account that holds funds during a transaction. Florida uses title companies, not attorneys, for most closings.
Florida Homestead
A property tax exemption (up to $50,000) and Save-Our-Homes 3% cap available to primary-residence Florida homeowners.
Flood Zone X
FEMA's lowest-risk flood designation. Most of Sun City Center is Zone X.
HOPA
Housing for Older Persons Act. federal law allowing 55+ communities to legally restrict residency.
HOA
Homeowners Association. SCC's CA dues are ~$344/year; Kings Point bundles much higher.
Insurance Wind Mitigation
An inspection that documents storm-resistant construction features and lowers Florida insurance premiums.
PITI
Principal, Interest, Taxes, Insurance. the four parts of a monthly mortgage payment.
Save-Our-Homes Cap
A Florida constitutional cap that limits homestead property assessment increases to 3% per year.
Snowbird
A part-time Florida resident, typically here November April.
Special Assessment
A one-time HOA charge for capital projects (roof, road, pool resurface).
Title Insurance
A one-time insurance policy protecting against title defects. Standard at every Florida closing.
