The SCCCA Capital Fund Fee
Every buyer pays a one-time $3,000 SCCCA Capital Fund Fee at closing. This funds long-term capital projects across the central amenity ecosystem. pools, clubhouses, fitness center, sports complex. It is not a recurring fee; it is paid once at purchase and never refunded.
What to verify before you buy
Three documents matter more than the listing photos: (1) the specific sub-HOA's governing documents and budget, (2) the roof age and last permit (Florida insurance hinges on this), and (3) any open special assessments. Skip these and you can inherit costs the listing never mentioned.
