Sub-areas within SCC Proper
Sun City Center proper is a patchwork of named sub-associations, each with their own rules, fees, and personality. Major pockets include Caloosa Country Club Estates, Sun Lakes, Greenbriar, Club Manor, Cypressview, Wedgewood, and dozens more. Two homes on the same street can sit in different HOAs with very different monthly costs.
The SCCCA Capital Fund Fee
Every buyer pays a one-time $3,000 SCCCA Capital Fund Fee at closing. This funds long-term capital projects across the central amenity ecosystem, including pools, clubhouses, fitness center, and sports complex. It is not a recurring fee; it is paid once at purchase and never refunded.
What to verify before you buy
Three documents matter more than the listing photos: (1) the specific sub-HOA's governing documents and budget, (2) the roof age and last permit (Florida insurance hinges on this), and (3) any open special assessments. Skip these and you can inherit costs the listing never mentioned.

It is not always. Our cash or mortgage guide walks through the liquidity math, and the cash vs mortgage calculator lets you model both.
