Rent first, then buy


We almost always recommend a one-season rental before purchase. A January-through-March stay tells you whether you actually like Florida in season, which neighborhood fits your daily routine, and whether you want SCC, Kings Point, or somewhere in Apollo Beach or Bradenton instead.

Second-home mortgage realities


  • Second-home occupancy treatment. better rates than investor, slightly tighter than primary
  • Need to demonstrate you'll occupy seasonally and not rent it out short-term during your absence
  • Most associations restrict short-term rentals anyway. a feature, not a bug
  • Bridge financing works if you want to buy before selling the northern home

Florida tax residency. the real rules


If you want Florida to be your tax-home state (no state income tax), you need to actually be one. not just file a Declaration of Domicile. Move your driver's license, register your vehicles, register to vote, change your mailing address, and document a 183+ day footprint. Most northern states are actively auditing dual residents who claim Florida.
