What's included in Kings Point fees
The monthly fee structure at Kings Point is the differentiator. Most COAs include: exterior building maintenance, roof, water, sewer, basic cable, internet, exterior pest control, lawn and landscaping, trash, 24/7 gated security, and full access to both clubhouses, all six pools, fitness facilities, and the 27-hole golf course. Always confirm specifics by COA, because they vary.
Common floor plans
Kings Point sells through a defined set of named floor plans, including the Cimarron, Strathaven, Sahara, Cambridge, Hampton, Augusta, and others. Each has its own footprint, parking arrangement (carport vs garage), and typical price band. We can share floor plan PDFs and current price ranges on a call.
Warrantable vs non-warrantable lender note
A subset of Kings Point COAs are not warrantable for conventional financing, often because of investor concentration, deferred reserves, or pending litigation. This matters when you need a mortgage. Travis brokers loans through a nationwide lender network that includes both warrantable and non-warrantable condo programs, so a non-warrantable building does not automatically kill the deal.
The free tram service
Kings Point operates a free tram with both internal and external routes. The internal tram circulates the community and clubhouses. The external tram connects to grocery, medical, and dining destinations across Sun City Center, including South Bay Hospital. Many residents use it as their primary transportation.
