Sun City Center Real Estate Market 2026. Prices, Inventory, and What's Actually Happening

TL;DR

The Sun City Center market has cooled and rebalanced. Inventory is healthy, days on market have stretched, and well-priced updated homes still move quickly. Median single-family prices sit in the high $300s; Kings Point villas range from the low $200s to mid $400s. The flip-flop buyers have left. the serious retirement buyers remain.

What changed since 2022


The frenzy ended. Multiple offers above ask are gone for almost everything except the rare turnkey home with a new roof, updated kitchen, and a private water lot. Inventory has roughly tripled from the 2022 lows. Buyers have leverage on price, repairs, closing credits, and rate buydowns. and they're using it.

Where the leverage is


  • Older roofs. anything 12+ years is a negotiation point worth $5K $15K in credit or price
  • Polybutylene plumbing. common in pre-1995 homes; a re-pipe credit of $4K $8K is fair
  • Cosmetic dated interiors. sellers who refused to update before listing are now negotiating $10K $20K credits
  • Rate buydowns. 2-1 buydowns funded by sellers are working again

What's still moving fast


  • Updated single-story homes under $400K with new roofs
  • Pool homes on water lots in Renaissance and Sun City Center proper
  • Kings Point villas with new HVAC and updated kitchens under $300K
  • Anything with a true 3-car garage (rare in the original sections)

Honest seller advice


Price to the comp from the last 60 days, not from 2022. A pre-listing 4-point and wind-mit gets you ahead of the inspection negotiation. Roof age is the single biggest variable. if yours is over 15 years, plan on either replacing it or pricing for it.
